There＋be＋名詞＋-ingと進行形を比較
There is a boy reading in the library.（図書室で本を読んでいる少年がいる。）ではa boyを後ろのreadingで説明します。A boy is reading in the library.（少年が図書室で読書している。）ではA boyが主語でis readingが進行形の動詞です。
There are two girls waiting.（待っている女子が2人いる。）ではtwo girlsに合わせてareを使います。Thereの存在構文で人や物を紹介する場合は、いきなりthe boyのような既知の対象を置くよりa boyなどを使うのが一般的です。
